What a stay costs: three examples
- Two nights in January: 2 nights at €1,100 is €2,200, about €183 per guest for 12.
- A long weekend in May: 3 nights at €1,400 is €4,200, or €350 per guest.

What the price includes
Every rate is for exclusive use of the whole villa by one group. That covers six en-suite bedrooms for up to 12, the glass conservatory, the sitting room with its wood-burning fireplace, the professional kitchen, the terraced gardens and the villa's own gate onto the lake.
High-speed Wi-Fi, heating and air conditioning, a washer and dryer, a baby cot and high chair, and parking for two cars come with every stay.

Weddings and events
Every wedding is quoted for your date, numbers and format. Nothing is bundled into a fixed price: meals, flowers and photography are quoted separately.
- Staying: 12 guests in the villa's six en-suite bedrooms.
- Celebrating: up to 50 on site when the gardens are used.
- Above 50: a standing reception rather than a seated dinner. One has been hosted here for 80.
- If it rains: the glass conservatory seats 12 for dinner.

Groups of more than 12
The villa sleeps 12 as standard. Larger groups can sometimes stay with extra beds by prior arrangement, so ask before you book.
Booking and payment
Book direct on the booking page. From October to May (outside Easter, Christmas and New Year), stays can be cancelled free of charge until 30 days before arrival, when the balance is taken; inside 30 days the booking is non-refundable. From June to September, at Easter and over Christmas and New Year, a 30% non-refundable deposit secures the booking and the balance is taken 60 days before arrival, after which the booking is non-refundable. You can also choose a non-refundable rate, about 10% cheaper, paid in full at booking. Weddings work differently: 30% to confirm (non-refundable), 30% six months before arrival, 20% two months before and 20% before check-in. Cancel more than 60 days before arrival and everything paid above the first 30% is refunded; inside 60 days, nothing is.

It depends on the arrival date. The minimum is 2 nights in winter, October and late autumn, and 3 nights in spring, May, June and September. It rises to 4 at Easter, 5 in July, August and over Christmas and New Year, and 7 in Ferragosto week.
When is the cheapest time to stay?
January to mid-March and November to mid-December, at €1,100 a night with a two-night minimum. The lake is quiet, and the villa has its wood-burning fireplace for the evenings.
Are there extra charges for weddings?
Yes. Weddings are quoted for your date, numbers and format, and meals, flowers and photography are priced separately. A legal ceremony at the town hall is paid to the town hall directly.
